Internal zones frequently require cooling because of occupants, lighting and office equipment, while perimeter offices may still need heating. Different tenant schedules and changing occupancy make it difficult for a conventional two-pipe system to maintain consistent comfort throughout the building.


The project therefore required a system capable of supplying heating and cooling at the same time, transferring heat between zones with opposite loads and controlling each tenant area independently. A modular four-pipe heat recovery design was selected to replace seasonal system changeover with demand-based operation and to reduce routine dependence on separate boiler and chiller plants.

The solution uses four EXINDA 140 kW R454B Commercial Inverter Four-Pipe Air-Cooled Heat Pump Chillers, providing 560 kW of installed nominal heating capacity and 500 kW of installed nominal cooling capacity at their respective rating conditions. EXINDA’s DC inverter EVI scroll technology allows output to follow actual building demand, while operation from −25°C to 43°C and hot-water production up to 60°C support reliable year-round hydronic performance.
Integrated with the building’s fan-coil units, air-handling equipment and BMS through Modbus RTU or BACnet MS/TP, the EXINDA system enables simultaneous heating and cooling, internal heat recovery, tenant-level scheduling, capacity staging and module isolation. Heat removed from the office core can be reused in perimeter zones, helping deliver more consistent comfort, easier maintenance, improved operating flexibility and a scalable platform for future tenant or building changes.
